We have all felt the recent increases in energy prices, and with no signs of prices decreasing, Roofers Nottingham are here to explain why a new roof may be a great long term investment for your property.
How Does Your Roof Affect Heat Loss?
Your roof forms an essential part of the building fabric and a well installed roof should keep the cold and rain out and the warmth in.
When a pitched roof is replaced, insulation will be fitted at either the joists or the rafters. On a flat roof, the insulation will be placed on top of the roof deck or in between the ceiling joists. Well installed, modern roof insulation, is designed to prevent the passage of air from inside the building to outside. When you heat your home, warm air rises within your property, so naturally, a roof that is poorly insulated, will allow warm air to easily escape to the outside. If heat is easily escaping from your roof space, then you will have to crank the heating up higher and for longer in order to stay warm and what does this mean….. higher energy bills!
In addition to the insulation, a leaky roof can also cause problems for the energy performance of your home. Roof leaks lead can cause any underlying insulation to become damp. Damp insulation does not act as an effective insulator and will easily allow heat to pass through to the outside air. Similarly, roof leaks can cause the walls in your property to become damp and cold. Cold and damp walls will reduce energy performance of your home, whilst helping to facilitate environment that is perfect for mould growth – certainly not what you want for an efficient home!
How can a new roof help with your energy bills?
Well, it is pretty simple. A new roof will help to keep your home watertight, which will maintain the integrity of your roof’s insulation. Furthermore, a weathertight roof will also help to maintain a dry internal environment, which is ideal for staying warm! We recommend that your replace your roof insulation as part of your roof replacement and this will help to prevent unwanted heat losses from your property. The additional insulation will lower the need for you to keep your heating on constantly which will reduce your energy bills. We estimate that your roof replacement could pay for itself within 5-10 years with the savings you will make on your heat losses, offset against the current rate of inflation.
Remember that you must comply with building regulations when installing your roof. Since June 2022, a more stringent U-Value requirement of 0.15W/m²K came into effect for new roofs on existing dwellings and 0.11W/m²K for roofs on new dwellings.
What About PV?
When installing a new roof, it is also a great time to consider fitting solar PV panels. Solar PV panels help to use energy from sunlight to generate electricity, which is not only cleaner for the environment, but also offers up free electricity when the sun shines! What’s more, any excess electricity that is generated and not used can either be stored in batteries for later use or sold back to the grid. A real win win! If you are considering PV panels, we highly recommend looking at getting your roof replaced at the same time. This will reduce scaffolding costs, disruption and will help to prevent any damage to the existing roof from the solar panel mounting equipment.
